Shea Aura is a residential development project located on approximately 14 acres southwest of the Portola Avenue and Tranquility Circle intersection within the Isabel Neighborhood Specific Plan. The project includes 164 for-sale condominiums within 21 three-story buildings, with units ranging in size between 1,400 and 1,850 square feet. Of these, 33 units will be designated affordable for median and moderate-income households (i.e., 100 percent to 120 percent of Alameda County Area Median Income), and 17 units will be accessible. The project design includes two distinct townhome styles with a mix of tandem and side-by-side garages, and rooftop terraces or balconies. The project incorporates four pocket parks, shared open spaces, off-and on-street parking, and pedestrian and bicycle infrastructure improvements, including sidewalks and Class IV bike lanes along project frontages and contributions towards a protected bicycle intersection at Isabel and Portola Avenues. Approximately 6.5 acres of the project site will be deeded to the City for permanent preservation under an existing open space easement.
